De Novo completed the Environmental Impact Report for the Family Entertainment Zone (FEZ), which is a 210.7 acre mixed use development located near Big League Dreams in Manteca. The project includes the development of 25 acres of fields to expand Big League Dreams and 62 acres of a mix of indoor and outdoor entertainment/recreational uses including an outdoor stadium. The project also includes 33 acres of commercial shopping with 360,000 square feet of retail and dining, a 29 acre hotel/lodge, convention center, and indoor water park, and 33.7 acres of public infrastructure. The entitlements included a master plan, rezone, large lot tentative map, site plan review, conditional use permit, development agreement, lease agreement, formation of a CFD, and management agreement.
